Planned Maintenance Program
Heating and cooling systems have a way of breaking down when the weather is at its worst; on the coldest day of a frigid winter, or during a sizzling summer heat wave; times when your comfort system must work the hardest, and when you need it most.
Regular check-ups will help to maximize the life expectancy of your system; unfortunately, even the best maintenance won't prevent normal wear and tear.
Your investment in our service agreement includes:
- Inspection & Service: Semi-annual fifteen point check of air conditioning and heating equipment. (See below for specific checks included in each inspection)
- Parts & Labor: Ten percent(10%) discount off all parts and labor on breakdown calls. (Monday through Friday: 8am - 5pm)
- Additional Provisions: Preferential treatment in scheduling breakdown calls.

PLEASE NOTE: On all service calls after 5:00 p.m. Monday through Friday and weekends, there will be an additional $100.00 trip charge.

COOLING
- Check & clean condenser coil
- Check voltage & amperage on motors
- Check & adjust blower components
- Check condensate drain. Clean if necessary.
- Check operating pressures for proper refrigerant charge
- Change air filters
- Check thermostat calibration
- Lubricate all moving parts where necessary
- Check safety controls where applicable
- Check for correct air flow
- Check all electrical connections
- Check starting contactor assembly
- Check air temperature at evaporator
- Check belts
- Check condenser temperature
HEATING
- Check burner operation & adjust if necessary
- Check manifold gas pressure & adjust if necessary
- Check heat exchanger
- Check high limit control
- Check fan control
- Check for flue obstructions
- Check thermostat calibration
- Check heat anticipator setting & adjust if necessary
- Check belts & all electrical connections
- Clean, check & adjust blower components
- Lubricate all moving parts where necessary
- Check safety controls
- Check for gas leaks
- Check for correct air flow
- Change air filter
Colonial Heating & Air, Inc. Maintenance Program Specifications
Colonial Heating & Air, Inc. will strive to provide prompt and efficient service. It is, however, expressly agreed that Colonial Heating & Air, Inc, shall not be liable for damage or loss arising out of the performance of this agreement.
It is mutually understood that this contract does not cover electrical or plumbing work, balancing beyond the units, or any work required because of negligence, misuse of equipment or due to fire, flood, acts of God, shortage of electrical or water supply, sabotage or damage caused by freezing and/or clogged drain lines.
Full payment is required before the Planned Maintenance Program specified in this contract can be performed. The term of this agreement shall be automatically renewable, unless cancelled by either party but subject to price revision on any anniversary date.
The services outlined in this agreement will be performed during normal working hours. Repair service requested by customer will be provided during normal working hours, on a preferential basis, at current rates for labor and materials not covered by warranty. For emergency service after normal hours (8:00 AM to 5:00 PM, Monday through Friday and weekends), there will be a trip charge of $100.00.
All repair workmanship is guaranteed for thirty (30) days from the date of repair.
this agreement may be terminated upon nonpayment of any amount, when due. Notification will be made of any payment which is not received when due and if payment is not made within ten (10) days from the date of such notice, this agreement shall automatically cease as of that date, and we shall have no further obligation of any nature whatsoever.
